Exterior; painting will start with mildew treatment and pressure washing structure to be painted. Any loose paint areas will be scraped sanded and primed. Cracks and joints in siding and trim will be caulked and filled. Cracks in stucco will be filed with elastomeric caulking. Holes will be filled with stucco patch. Light fixtures and house numbers will be removed. Downspouts will be loosen or removed. All areas of exterior painting will receive two coats of finish. All windows, plants and walkways will be protected. Anything removed from structure will be replaced.
Interior; homeowners are only responsible for removing wall hangings, table lamps and breakables. I will move furniture as needed. Electrical plates, wall and ceilings lights will be loosen or removed. Cracks and holes in drywall will be patched as needed. Window coverings will be removed as needed (not brackets). Joints and cracks in trim and baseboard will be caulked as needed. Bathrooms, kitchens, and cabinets are usually washed or wiped down. Walls will be finished with one or two coats of finish. Doors and trim usually take two coats of finish. All furniture will be protected with light weight plastic. Floors will be protected with drop clothes. At end of job, furniture will be moved back, fixtures and electrical plates will be replaced. Hard floors will be swept, carpets will be vacuumed.
